Hines bags first 280 High Holborn letting

Edison Investment Research has signed up to become the first tenant at Hines’ 280 High Holborn development, WC1.

The independent investment research company will take the 9,400 sq ft first floor, paying £52.50 per sq ft on a 10-year lease with no breaks.

The 70,000 sq ft development offers seven floors in total.

It is the first deal signed since the building’s launch in November.

Hines bought the original Chichester House building in 2011 on behalf of its European Development Fund II, re-developing the site into a prime office scheme, incorporating retail and residential units.

It has already sold all six residential units at an average price of £1,400 per sq ft.

Alexander Knapp, director of Hines UK, said: “We’ve been really encouraged by the market response to the building, and this deal is a positive first step. We are currently in negotiations with a number of other interested parties, and we look forward to announcing further lettings in the first half of this year.”
