Hines/ Hermes bag Hyde Park Hayes letting

US developer Hines and fund manager Hermes have signed global spread betting firm IG Index for 34,000 sq ft of offices at the first phase of their Hyde Park Hayes business park in Middlesex.


 


IG will pay £18 per sq ft on a 15-year lease at HPH2: The Courtyard, which forms part of a proposed 450,000 sq ft park to the north of Heathrow Airport.


 


The deal includes an 8,000 sq ft data centre.


 


Peter Holden of Hines, development director at Hyde Park Hayes, said: “This letting of half of HPH2: The Courtyard at £18 per sq ft, agreed on a shell and core basis, has led to Hermes agreeing to fund the refurbishment of the remaining 34,000 sq ft within HPH2. 


 


“The remaining space will be refurbished to Grade A standard and we expect to achieve a rent of around £23 per sq ft for that element when it becomes available towards the end of this year.”
