Hines hooks up Caravan at Covent Garden HQ

Hines has signed restaurant operator Caravan at its 91,000 sq ft Grainhouse redevelopment in Covent Garden, WC2.

Caravan will open a two-floor, 6,200 sq ft restaurant at the mixed-use scheme this summer. Further terms were not disclosed.

It will be the first operator to join the property’s 23,000 sq ft retail and leisure space.

Grainhouse is a former Victorian seed warehouse, interlinking four period buildings. Hines’ European Value Fund 2 bought the site off-market in 2020.

The scheme will become Hines’ new European headquarters, with its office space spanning 36,000 sq ft across three floors of the five-level building.

Emme Batten, director – retail asset management at Hines in the UK, said:  “Signing Caravan as our first F&B operator at Grainhouse is testament to the quality central London location, and expert design and workmanship that has gone into the extensive redevelopment of the building paying homage to its traditional period design.

“It also demonstrates that prime buildings with great connectivity in thriving communities will continue to attract high-profile retailers.”

Laura Harper-Hinton, co-founder and CEO at Caravan, said the business felt the “opportunity with Hines at the Grainhouse is the perfect fit”. She said: “The building itself, with its heritage, original features and light-flooded spaces aligns perfectly with our fresh, bold flavoured all day menus.”
