English Heritage claims Britain is in danger of losing more historic community buildings than at any time since Henry VIII dissolved the monasteries.
It says scores of fine former town halls and swimming pools could be sold within a few years to private buyers who are ill-equipped to deal with them.
Speakers at a seminar at Shoreditch town hall, in east London, blamed recent government guidance telling local authorities to raise funds by selling assets.
