HMRC heads to Central Square

central-square-cardiff-thumbRightacres Property’s Central Square scheme is to house the new headquarters for HMRC in Cardiff, as part of the Government Property Unit’s 2m sq ft regional hubs requirement.

The scheme fought off competition from SA Brain and Network Rail’s site south of Cardiff Central Rail station; Rapport’s Bridge Street site and JR Smart’s John Street site, next to Callaghan Square in the city centre.

HMRC will leave its existing Ty Glas tax centre, the largest in Wales, in Llanishen, Cardiff.

The GPU has further plans for a second phase of up to 200,000 sq ft of public sector offices in Cardiff, including the Ministry of Justice, Companies House and the Department for Work and Pensions.

The £400m Central Square scheme, funded by L&G, will eventually see up to 1m sq ft of new office and mixed-use space, with L&G having committed £400m funding.

JLL has been advising GPU on its 2m sq ft regional requirement which involves HMRC closing 137 local tax offices across the UK and replacing them with 13 regional centres over the next five years.
