Hogan Lovells lands at Fleet Place
Law firm Hogan Lovells has agreed a deal to take 33,112 sq ft of space at Addington Capital’s 10 Fleet Space, EC4.
Hogan Lovells will take the 19,858 sq ft seventh floor of the 185,000 sq ft building, plus 13,254 sq ft of the eighth floor. The property has been let on a 10-year lease, with the option to break after year five. It will pay a headline rent of £67.50 per sq ft.
Hogan Lovells chose the building as it is close to Royal London’s 387,000 sq ft redevelopment of Holborn Viaduct, EC1, where the law firm last year signed a prelet for its new HQ.

Hogan Lovells joins other blue chip tenants at 10 Fleet Place, including Interpath Advisory, Mott MacDonald and CNBC.
David Dalrymple, partner at Addington Capital, which asset manages the building on behalf of its Hong Kong owner Crosby Group, said: “We invested during the pandemic to vastly improve the internal finishes and end of trip facilities at 10 Fleet Place to make the building significantly more attractive to occupiers.
“Our investment appears to be paying off and feedback from Hogan Lovells suggested that they are pleased with what we have done, particularly with the reception, new changing facilities and external signage. Hogan Lovells also wished to be in a building with strong ESG Credentials with a minimum EPC rating of B. We are glad that the space they are taking meets these criteria.”
Ingleby Trice is letting agent at 10 Fleet Place. Cushman & Wakefield advised Hogan Lovells on the deal.
Around 39,719 sq ft of A-grade office and 4,111 sq ft of ground floor retail space remains available in the building.
