Home Office takes space at Liverpool’s 101 Old Hall Street

The Home Office has confirmed that the UK Passport Agency is to take Liverpool’s biggest office prelet for nearly two years.

A rent of around £16 per sq ft (£172 per sq m) for 52,000 sq ft (4,800 sq m) at 101 Old Hall St has been agreed with local developer Beetham Organisation, as predicted by EG (News, 22 June 2002).

Beetham director James Hubbard called the Home Office deal “the first big prelet at the site”. A second prelet, of 30,000 sq ft (2,787 sq m), is believed to be close to agreement.

The Passport Agency deal is Liverpool’s biggest office prelet since Capita signed for 70,000 sq ft (6,500 sq m) at Princes Dock in November 2000.

The Old Hall Street scheme comprises eight floors totalling 142,250 sq ft (13,215 sq m) with 140 underground car parking spaces.

The £27m development at 101 adjoins Beetham’s 105 Old Hall Street, a £45m scheme which includes a 31-storey tower, a hotel and 135 flats.

Work has started on the tower, with all the flats having been sold except for a £1.4m penthouse. Radisson SAS has prelet the tower’s hotel.

101 and 105 Old Hall Street are both set to be completed by early 2004.
