Horncastle cultivates Yorkshire deal with fertiliser manufacturer Yara

Commercial developer Horncastle Group has secured specialist fertiliser manufacturer Yara International for a new £50m facility at the Ozone Business Park in Howden, East Yorkshire.

The deal will kick-start construction of the second phase of the logistics and distribution hub near Junction 37 of the M62.

Yara will occupy a 300,000 sq ft manufacturing plant, warehouses and offices, enabling it to double production of its YaraVita speciality crop nutrition products and biostimulants.

Virtually all the output from the plant will be exported to markets around the world.

The scheme, which will stand 12.6m to the eaves, has been designed in sympathy with the adjacent buildings on phase I, where occupiers include global logistics businesses DPD and DHL and baker Warburtons.

The site boundaries will be planted with native trees and shrubs to enhance biodiversity, contributing to a BREEAM rating of Very Good.

Work on the main building is due to complete in summer 2024 and an extensive plant and machinery fit-out by the end of 2025. Caddick Construction has been awarded the £28m construction contract. Yara’s total investment to complete the facility is £50m.
