House price inflation has slowed to 6.4% from 7.8% a year ago, according to a report by Hometrack.
In London, annual house price inflation was the lowest since May 2013, at 5.6%, as buyers were increasingly priced out of the market.
Hometrack said it expected sales volumes to fall by 5% this year in the highest-value cities.
