Loft conversions are an excellent way to add value and space to a home, but keep in mind:
? Not every home is suitable: ceiling height and the practicalities of installing a staircase are key considerations.
? Most conversions can be completed without planning permission, but there are restrictions on where windows can be placed. However, if the loft conversion involves any extension of the roof space, you may find that planning is needed.
? As a rough guide, a 50m2 loft extension will cost £30,000-£35,000, including planning, drawings, building work, plumbing, electrics and an en suite.
? It is essential that your loft conversion complies with all relevant regulations, including those for insulation. This and LED lighting will also help to save money in the long term.
? Choose the right builder: look at a builder’s past experience and ask to see a loft conversion they have completed locally. Check that they are a member of the Federation of Master Builders and the Contractor Health and Safety Scheme. They should also be a member of ConstructionLine, which means they are financially secure.
? Never squeeze a loft conversion in if it means sacrificing a bedroom elsewhere. Your conversion should enhance your home, not detract from it.
