Howard de Walden Estate has teamed up with flex operator Spacemade to deliver a HealthTech hub at Hale House in the Harley Street Health District in London’s West End.
Howard de Walden is investing £52m in the project, which will see three buildings of a combined 38,000 sq ft adapted for the use of occupiers in the health technology industry. It will also provide amenity space for the community, including a roof terrace, a 90-person auditorium, café, conferencing and meeting rooms, a dry lab, gym, a podcast studio and a content creation room.
Hale House is targeting BREEAM Excellent, NABERS 4.5* and Fitwel standards.
Howard de Walden has signed UCLPartners as its anchor tenant. The academic health science organisation will occupy the first floor, measuring 3,755 sq ft, at the six-storey 76-78 Portland Place, W1.
Chris Laing, chief executive at UCLPartners, said: “Our new base will help us connect the health technology and life sciences sectors with healthcare providers, patients and the public, developing novel solutions that will define the healthcare of the future.”
Howard de Walden started to map out a new occupier strategy in 2022, targeting businesses supporting the life sciences industry in London. It has now developed a vision for Portland Place as a London location for HealthTech start-ups, investors and venture capital firms.
The firm’s healthcare portfolio is its largest sector by income and value. Howard de Walden, acting as the manager of the district where healthcare companies have been clustering since 1860, is set to continue to shape it up through refurbishments and redevelopments.
