Hub and Bridges’ Barbican office-to-resi plan up for approval

Investors Hub Residential and Bridges Fund Management’s proposals to transform a London office block into 174 co-living homes are up for approval next week.

The City of London planning committee will decide whether Murray House at 45 Beech Street, EC2, should be partially demolished and subjected to a change of use

The project has been recommended for approval despite 66 public objections, which raised concerns over design, increased noise and disturbance, loss of privacy and daylight.

Planning officers addressed some of the concerns by recommending time limitations on the use of external amenity spaces and requirements to limit noise outside the premises.

Officers said the loss of office space in the area would neither “prejudice the primary business function of the City” nor jeopardise the future delivery of large office developments.

The scheme will also include £8.5m to provide off-site affordable housing, if permission is granted.
