HUB and Smedvig have received consent for their plans to redevelop the Landing site in Maidenhead, Berkshire.
The £250m town centre scheme comprises six buildings and will provide 424 homes for rent and private sale. The development includes 102,000 sq ft of offices and 36,600 sq ft of shops, leisure and workspace.
Plans for 519 homes were submitted in May. However, planning officers requested a reduction in the number of homes and the heights of the scheme, with the tallest building coming down from 19 storeys to 16. HUB initially proposed 16.7% affordable homes, but the decrease in homes forced this down to 0%, which the council accepted owing to viability considerations.
Steve Sanham, managing director at HUB, said: “The Landing site has been subject to far too many false starts and delays. We are confident our scheme will bring a buzz back to the town centre and revitalise it in the way the people of Maidenhead have told us they want. We now look forward to getting on and delivering it.”
The scheme was designed by architect Studio Egret West. HUB worked with the architect to revise original plans for a £250m office-led mixed-use scheme with 225 homes, which received outline planning permission in 2015. Smedvig appointed HUB as development manager in August 2017.
The 3.1-acre site is adjacent to Maidenhead station, where Elizabeth Line trains will arrive in 2019, and is a key town centre regeneration opportunity as it will provide a link between the refurbished station and the town centre.
