HUB plans 1,400 homes with co-living in Birmingham

Developer HUB is seeking to deliver around 800 homes and 600 co-living rooms in its first scheme in Birmingham, at the former bus garage in South Digbeth.

The co-living units have been described as “alternative living” and may also comprise student accommodation rooms.

The development at Bordesley Junction and Adderley Road is HUB’s first scheme outside London and the South, and its first to include alternative housing types.

The developer has held public consultation and a community engagement event to gather feedback for the new neighbourhood spanning six acres.

The scheme will incorporate arts and industrial uses to create employment space and a new cultural zone. It will provide 200m of public realm along the canal and new public space at Bordesley Junction, along with communal lounges and affordable work and incubator space.

HUB acquired the two sites, with a vision to deliver a large mixed-use regeneration, for a combined £4.5m in February 2019, from West Midlands Travel, with backing from Monteagle Barlow Trust.

It is currently used as a National Express bus garage, which will be relocated.

The developer has listened to more than 1,000 people and hopes to submit a planning application early next year and has appointed architects shedkm and development partner Kaizen to support the project.

“This will be a neighbourhood that respects and enhances the existing character of the area, adding up to 800 much-needed new homes and around 600 alternative homes, such as co-living homes and student housing. Working with architects shedKM, we are looking forward to liaising further with local people to ensure that we build a development that everyone can enjoy and be proud of.”

HUB was set up in 2012 with a vision to provide accessible homes with spaces for local communities. It has more than 3,000 homes completed or under development in London and the South East, providing a combination of for-sale and rental, with major schemes in Croydon, Wembley and Maidenhead.
