HubSpot has taken 16,000 sq ft at Hibernia REIT’s Two Docklands Central in Dublin.
The US technology firm will pay €52.50 (£45.60) per sq ft on a 19-year lease, with a break in year 11.
The building is currently undergoing a refurbishment, which is due to complete in autumn 2017.
HubSpot already occupies 27,500 sq ft at the adjoining One Docklands Central, paying €45 per sq ft.
Hibernia completed a €10m refurbishment of the former Commerzbank House in May 2016 and the 74,000 sq ft building is fully let, with the Irish Commission for Communications Regulation and Bank of New York Mellon occupying the remaining space.
The building now has a weighted average unexpired lease term of 17 years and generates a passing rent of €3.7m per annum, representing a yield of 6.9%.
