IM to build in Mell Square

IM Properties has won consent for a new restaurant and office building at its Mell Square shopping centre in Solihull town centre.

Two units on the corner of High Street and Drury Lane will be demolished to make way for a new 12,626 sq ft, four-storey mixed restaurant and office block.

IM said it was under offer with an as yet unnamed restaurant operator to take the ground-floor space, which would have three floors of grade A offices above.

Rob Hemus, asset manager at IM Properties, said: “This will act as an outstanding statement building in a key location, creating another gateway to Mell Square. The scheme will provide a greater vibrancy and vitality to the square and the town centre as a whole.”

IM said the building would improve the overall tenant mix, increase footfall and lengthen dwell time.

The Warwickshire-based firm acquired the 747,000 sq ft development from Aviva for £44m in 2013.

Since then, IM has acquired other adjacent properties to further enhance its control of Mell Square. The overall ownership currently includes 101 retail units, 57 flats, four office buildings and parking for 252 cars.

Demolition work will start on site in the autumn, with completion due by September 2016.
