A planning inspector has failed to approve two rival proposals for the redevelopment of Bracknell town centre, in Berkshire.
The schemes are a 11,480 sq m (1.2m sq ft) shopping centre from Legal and General and a 60,385 sq m (650,000 sq ft) scheme from Allied London.
The planning inspector says both are too big for the town and would create shopping centres that would hit neighbouring towns. John Prescott, deputy Prime Minister, will have the final say.
