Insurance broker Gallagher signs for 103 Colmore Row

Insurance broker Gallagher has become the latest tenant to sign for Birmingham’s tallest office building, 103 Colmore Row.

The company has signed a 10-year lease for the 13th floor of the 26-storey building, to which it will move its Birmingham workforce of 150 people.

Gallagher will join Shoosmiths, Knight Frank and Grant Thornton in the recently completed building, where about two-thirds of the 223,631 sq ft of office space is either let or under offer.

103 Colmore Row was developed by a joint venture between Sterling Property Ventures and Tristan Capital Partners and reached practical completion last year. Other tenants include Tilney Smith & Williamson and flexible office company x+why.

Tom Gunn, head of real estate and facilities at Gallagher, said: “Having previously operated three separate offices in Birmingham, our move to 103 Colmore Row will enable us to bring everyone together under one roof, and provide a modern and spacious workspace for both our colleagues and clients in a prime city centre location.”

The building is rated BREEAM Excellent, the second-highest environmental rating. It will be the first commercial office building in Birmingham’s central business district to link up with the city’s low-carbon District Energy Scheme.

Paul Pritchard, director at Tristan Capital Partners, said: “Our ambition with 103 Colmore Row was to deliver a building which reflected the changing needs of occupiers, offering innovative, quality space complemented by an excellent suite of amenities that appeal to a broad range of organisations – our leasing success is testament to this.”

Office space at 103 Colmore Row is being marketed by Cushman & Wakefield, Colliers International and Knight Frank. Gallagher was advised by Gerald Eve.
