Investors were back in force at Clive Emson’s September auction tour – and they produced some strong prices.
Auctioneer Kevin Gilbert said: “It was nice to see them coming back to the market. They have been around but have been relatively cautious. But this time a lot of flats in particular were being bought by them and that is encouraging.”
What the firm described as “a perfect investor package” – a collection of houses, arranged mainly as flats, in Gillingham, Kent – attracted pre-auction viewings from “the world and his wife”, said Gilbert.
Guided at £300,000 to £320,000, it sold for £465,000.
A commercial property in Canterbury also caught the eye of half a dozen investors. The 1960s building, let to Your Move, was not the most “aesthetic” of properties, said Gilbert. But it comfortably exceeded its guide of £700,000 to £720,000 to sell at £800,000.
The sales, in Kent, Sussex and Hampshire, made £15.5m and achieved a 70% success rate.
