1 City Walk in Leeds centre has been bought by ISIS Property for £18.3m, a 6.85% yield.
The 63,000 sq ft office building was developed by City Walk Real Estate, a jv between Simons Estates and Citigroup Global Investments.
Tenants include Land Securities Trillium, and around 4,600 sq ft is vacant on the ground floor.
Rent is around £18.50 per sq ft, with the total for the building £1.25m pa.
ISIS, advised by CB Richard Ellis, acted for Friends Provident Life Assurance.
