Islington approves Capreon’s plans for 340,000 sq ft office
Capreon’s plans to redevelop Castle House and Fitzroy House, EC2, into a 340,000 sq ft office scheme have been approved by Islington Council.
The buildings are located on 1.13-acre site at 37-45 Paul Street and 13-17 Epworth Street. Capreon will demolish the 1960s buildings and construct a part-five, part-six and part-seven storey building.
The plans were first filed in August 2022, and have been approved after being deferred three times.

The plans were discussed by the council in July 2023, October 2023 and most recently at the January 2023 planning committee meetings, but decisions were deferred as councillors debated the schemes’ impact on daylight in neighbouring properties, as well as questions over the affordable workspace and whole-life-carbon assessment of the scheme.
The plans, designed by Morris+Company, have addressed the issues by setting back the fifth floor from the principal elevation of Clere Street by a further 1.2 metres and the sixth floor back by a further 2.5 metres.
The scheme will provide 22,000 sq ft of affordable workspace, as well as retail space and a gym.
