A pub investment with development potential close to Wembley Stadium is set to go under the hammer on the same day the world-famous venue hosts the second Euro 2020 semi final.
The Fusilier Pub, HA0, will be offered in the 7 July Savills auction with a guide of £2.5m. The pub investment with parking for 36 cars (lot 72) is let at £92,000 per annum, rising by £2,000 each year to £100,000 per annum.
The tenancy has 13 years remaining on the lease with a landlord-only break in 2029. The site (approx 0.48 acres) has development potential, subject to planning, and has previously been explored for a residential-led scheme of 31 homes.
The pub was revamped in 2019 with the restaurant named the Arena Lounge to reflect its proximity to Wembley.
Jeremy Lamb, Savills auctions director, said the catalogue was the auctioneer’s largest July catalogue since 2015 and would offer mixed-use and commercial lots as well as residential.
“There remains significant appetite for regional opportunities and we would anticipate a decent level of interest for lots in places like Reading, Bristol and Bath,” he said.
In Bath, a recently refurbished block of 12 flats and six garages (two sold), is being offered by order of LPA receivers with a guide of £2.65m (lot 19). Seven of the flats are vacant, one is let on an AST and four have been sold.
In Bristol, a development of five flats (four with three bedrooms and one with four) let to students is guided at £1.05m. The investment (lot 59) is let at £100,320 per annum.
