ITV has sold a shed previously occupied by failed TV rental business Box Clever for £5m less than it paid 15 months ago.
The broadcaster has sold the 170,000 sq ft shed in Ashby de la Zouch, Derbyshire, to ProLogis and Graftongate for around £7m.
The developers plan to redevelop the building as a 300,000 sq ft warehouse.
ITV paid a private Swiss investor £12m for the freehold last June to liberate itself from Box Clever’s 18-year lease.
Sources said the deal had saved ITV £10m in future liabilities.
Savills advised ITV; ProLogis and Graftongate were unrepresented.
