JLL office move marks first green lease clause on Canary Wharf estate

JLL has signed the first green lease clause on the Canary Wharf estate, as part of plans to relocate its Docklands office to the upcoming building at 20 Water Street on Wood Wharf, E14.

The property agency said it would move its team currently based at 40 Bank Street to the second and third floors of the Canary Wharf Group-owned building, which is set to open early next year.

JLL is the first occupier to take space at the 214,000 sq ft scheme designed by Allies and Morrison, signing for 38,000 sq ft at the site. The space will enable flexible working as employees begin returning to the office as the UK eases Covid-19 restrictions.

The green lease clause will see Canary Wharf Group and JLL procure renewable energy for the building, cut down on waste and agree a series of performance and energy targets. It comes as part of both companies’ promises to achieve net zero carbon emissions by 2030.

20 Water Street is part of Canary Wharf Group’s new 5m sq ft Wood Wharf district, which includes 2m sq ft of commercial workspace, nine acres of waterside boardwalks and green spaces, plans for up to 3,600 new homes and 350,000 sq ft of retail and leisure space.
