JLL soars to top of Radius Bristol league

JLL is the new top agent in the Bristol offices market, transacting more than 180,000 sq ft in the past 12 months to secure a 27% share of the market.

The firm led the largest deal of the year, a 40,760 sq ft letting to St James’s Place Wealth Management at 2610 Aztec West. Second-placed Hartnell Taylor Cook was joint agent.

Other significant deals, according to Radius Data Exchange, included 32,000 sq ft let to the Ministry of Defence at Regional REIT’s 800 Aztec West by Hartnell Taylor Cook and CBRE, and 30,670 sq ft let to Edvance by Hartnell Taylor Cook and GVA, also at 800 Aztec West.

About 10% of total take-up was to co-working providers, demonstrating continued growth in this sector. Key transactions included a 30,611 sq ft letting to Clockwise at the Generator Building at Finzels Reach by Knight Frank and 26,500 sq ft to Spaces at Programme on All Saints Street by JLL and Savills.

The total space transacted in Bristol was 686,733 sq ft, a decrease of a third from last year’s figure of just over 1m sq ft. It is notable that there have been no deals of more than 50,000 sq ft completed in the past 12 months.

The average deal size has decreased by 11% and the total number of deals has fallen by 24% year-on-year.
