JLL takes top office agents spot in Manchester

Soapworks-Salford-THUMB.jpegJLL has roared back to the top of the EGi’s Manchester office agents league table, with almost double the number of deals from last year.

The national giant rocketed up the rankings from ninth in last year’s table to take the number one position boosted by the 106,000 sq ft letting to TalkTalk at Soapworks. Overall, it disposed of 394,000 sq ft in the year to the end of August and boasted the highest average deal size in the top 10 with more than 11,500 sq ft.

There was fierce competition to break into the top 10 of the office league table this year, with everyone in it achieving disposals over the six-figure mark.

New entrants Daniel Harris & Co had the lowest average deal size of the top 10, but a solid number of deals helped it break the 100,000 sq ft barrier and achieve 10th place.

The other first timer, Matthews & Goodman, came fifth with an average deal size bettered only by winners JLL. Its biggest letting was 28,000 sq ft to Sage Software at 1 Exchange Quay. Joint agents Savills dropped two places down to fourth, 100,000 sq ft short of last year’s total.

The other new entrant OBI Property took eighth place after missing out last year.

DTZ and Edwards & Co dropped to sixth and seventh places respectively after making it into the top four last year.

WHR Property Consultants was steady once again, climbing one place after spending two years in 10th place.

CBRE, the 2013 and 2014 winner, dropped two places, falling short of last year’s total despite letting just shy of 210,000 sq ft.

The top two places mirrored the 2012 results. Canning O’Neill was once again pipped to the top spot by JLL. Its two major lettings at Arndale House, 40,000 sq ft to Freshfields Bruckhaus Dering and 35,000 sq ft to subsidiaries of the Co-operative Group helping secure the number one slot.

Overall, it was a healthy year for the Manchester office market. Take-up continued on its upward climb, reversing the decline of deal numbers seen over the past few years.
