Jones Lang LaSalle is pulling out of its West End home of 30 years to consolidate into 30 Warwick Street, W1 , which will become its largest office in the world.
The agent is to leave the 43,000 sq ft it occupies at the Scottish Widows Investment Partnership-owned 22 Hanover Square, W1, after 29 years, and relocate the bulk of its employees to the Crown Estate’s 107,500 sq ft Warwick Street property, by the end of Q2.
Remaining staff will be moved to surplus space in JLL’s offices at the Walbrook, EC4, and 40 Bank Street, E14.
JLL is now seeking to dispose of its lease at Hanover Square, which expires in 2017. The consolidation is expected to deliver significant cost savings.
Warwick Street was the former HQ of King Sturge prior to its £197m takeover by JLL in 2011.
Around 275 JLL agents moved over immediately after the takeover, with the larger floorplates at Warwick Street allowing for more integrated teams.
The move of remaining staff will see JLL become the sole occupier of Warwick Street. More than 900 staff will be based at what will become its UK and EMEA HQ.
An extra 23,000 sq ft has been made available via existing tenant Bridgepoint Capital agreeing to relocate to 95 Wigmore Street, W1 (EG 2 March 2013, p41).
JLL UK chief executive Guy Grainger said: “One of our priorities is to create a more dynamic and flexible working environment that will support collaboration, innovation and increased productivity, as well as reflect the values of our business.
“Bringing the two West End offices together will bring together many strands of our business and enable us to work more effectively towards this goal.”
