The John Lewis Partnership has lodged its first planning applications for build-to-rent sites at West Ealing and Bromley, totalling nearly 800 homes.
Separately, JLP said it also plans to take over management services on three existing BTR sites across the UK.
It said that while it does not own those sites, the move will help it “understand the needs of residents to help inform [its] own rental proposition”.
Under the proposals filed today, 428 new homes will be developed in West Ealing and 353 in Bromley.
The retailer is targeting 35% affordable housing, with a focus on provision for key workers.
JLP has partnered with abrdn on the schemes as part of a £500m joint venture.
Features at each scheme include a revamped flagship Waitrose store and café and a public piazza.
The BTR aspect would include a residents’ lounge, dining areas with shared kitchens to encourage residents to socialise, roof gardens, flexible workspaces and a gym.
Residents would have options for short and long-term tenure and the homes would be furnished by John Lewis.
Executive director for strategy and commercial development Nina Bhatia said: “We’ve worked closely with local communities to understand their needs and we’re now ready to submit planning applications.
“Working with our partner abrdn, we want to bring much needed new homes with a community feel to Bromley and West Ealing, which will include the full commitments to affordable housing.”
