Joint venture proposes £30m retail and leisure scheme for Merthyr Tydfil

TBI and Highstar Developments will present proposals to Merthyr Tydfil Council tomorrow (Friday) for a £30m retail and leisure scheme on the site of the former Thorne EMI lightbulb factory at Merthyr Tydfil, Mid Glamorgan.

The 11.73ha (29 acre) scheme, called Welsh Star, comprises: a 5,760sq m (62,000sq ft) superstore; eight non-food units totalling 12,448sq m (134,000sq ft); a 3,251sq m (35,000sq ft) multiplex cinema; 6,503sq m (70,000sq ft) dedicated to other leisure uses; and a swimming pool.

According to Tim Percival, of the scheme’s architects Powell Dobson Partnership, a 4.07ha (10 acre) land sale to a foodstore operator is due to be agreed in the next two weeks.

An outline planning application, including consent for open A1 retail use, is due to be determined by the council on 12 June. The council is understood to be minded to approve the scheme so long as it does not conflict with town centre retailing.

The letting agent is E J Hales & Sons.
