Kadans opens up first phase of Tileyard Quarter in King’s Cross

Kadans has launched a hunt for occupiers for as it completes the first of four buildings making up its Tileyard Quarter in King’s Cross, N1.

The Netherlands-based developer has appointed Savills and DTRE as leasing agents on the scheme, which is expected to total about 300,000 sq ft when complete.

Kadans has so far delivered a 113,000 sq ft facility at 5-10 Brandon Road, called Mayde. Katie Nelson, head of laboratory leasing for UK and Ireland at Kadans, told EG that this is the most technical building that the company has in operation within its UK portfolio. “There shouldn’t be anything, technically, that this building cannot accommodate, from a science perspective,” she said. “We’ve really stress-tested this building, in terms of what it’s capable of [for] lab operations.”

Mayde, designed by David Miller Architects, features double-height mezzanine space, internal loading bay and double-width triple-depth riser cupboards, allowing a considerable amount of air ducting. The building could accommodate both manufacturing and research and development uses.

The upper floors feature a mix of Cat A labs and offices, with the second floor offering fully fitted space. Turnkey suites in the building start from 1,400 sq ft, with the largest measuring 3,230 sq ft. Each lab within the building features different types of benching as well as under-counter and over-counter sockets, with extension leads available to run in the rackings.

The wider Tileyard Quarter development will also comprise the 55,000 sq ft Versa at 4 Brandon Road, which is expected to be completed between the second and third quarters of 2026. It will then deliver the remaining two buildings, to be known as Kiln and Mantel, located at 18-20 Tileyard Road and 22-23 Tileyard Road, respectively.

The buildings already on the site previously served as part of the 30-acre market, before it was moved to Spitafields, E1. They were later used as a plumbing merchant, pasta storage and brewery facilities.

James Sheppard, international head of asset management at Kadans, said: “Because of the history and the heritage of this area we are custodians of this plot for the next generation to come. We took ownership in 2021 and I immediately fell in love with the location. We have science, we have art, we have culture, we have food all within a 30-second walk of where we are. Our job is to bring innovative science to this part of London.”
