Kenmore sells Leicester park for £25m

Kenmore Capital has sold The Whittle Estate in Leicester, the East Midlands, to Highcross for £25m representing a yield of 8.2%

The 668,427 sq ft multi-let industrial estate and business park is five miles from Leicester City Centre and includes 10 acres of development land.

The company, a joint venture between Kenmore Property Group and Bank of Scotland Corporate, said the estate was 92% occupied following a spate of recent lettings.

Birkart Globalistics renewed the lease on 41,548 sq ft at a rent of £140,000 pa this year, while Alstom Aerospace, Midlands Co-operative Society and Watling JCB have taken space at the park at a total annual rent of approximately £50,000.

“There continues to be strong occupier demand in the East Midlands industrial and office sectors for well-priced, ideally located units, and this has been clearly demonstrated in the consistent rise of rents and lettings at the estate, over the previous two and a half years,” said Paul Jarvis, Kenmore’s director of asset management for the Midlands.

“We believe that this trend is set to continue.”

Steward and Partners acted for Kenmore and Makins Moore represented Highcross.
