US real estate investor Kennedy Wilson has bought a Thames Valley office for $66.2m (£47m).
The deal sees Kennedy Wilson pick up the 173,000 sq ft Capitol Building in Bracknell from Blackrock, in a transaction representing a yield of 7.7%.
The four-storey site is 97% occupied, with tenants in the technology and business services sectors.
Mike Pegler, head of UK for Kennedy Wilson, said: “The Thames Valley thrives on the tech and life sciences sectors, which are very well represented at the Capitol Building, and are contributing to the increasing demand we are seeing for low-rise and suburban office space.”
