Kennedy Wilson signs Omega Pharma for One Embassy Gardens

Omega Pharma has taken 21,000 sq ft at Kennedy Wilson’s One Embassy Gardens in Nine Elms, SW8. 

The Belgian pharmaceutical company has signed a 10-year lease at the 156,000 sq ft prime office building, which was acquired by Kennedy Wilson in an off-market deal in June 2021. When it acquired the asset, the building had 100% occupancy with a long-weighted average lease term of 8.5 years. 

Existing tenants include Marie Curie, which occupies 14,000 sq ft, and publisher Penguin Random House, which has taken 82% of space in the block. 

The 11-storey building is BREEAM Excellent certified and has been designed to optimise energy and water consumption.

Matthew Milroy, managing director at Kennedy Wilson Europe, said the letting demonstrated the demand for prime office space in Nine Elms. 

He added: “A combination of One Embassy Gardens’ high-quality space, sustainability and wellness credentials, and landmark location has led to strong occupier interest, and we are pleased to welcome Omega Pharma and Marie Curie to the building. Importantly, the letting also grows the long-term income profile of the asset.” 

The building forms part of the wider Embassy Gardens estate, a new riverside district adjacent to the US Embassy and close to the Battersea Power Station regeneration.  

JLL, Montagu Evans and Union Street Partners acted for Kennedy Wilson; CBRE acted for Omega Pharma and Marie Curie.
