King’s Cross Central Limited Partnership has been granted planning permission by Camden council for an 11-storey office building.
Designed by Mossessian Architecture, the S1 building will form an architectural pair with neighbouring S2, which is home to Google.
S1 will provide 196,284 sq ft of Grade-A office space set over a ground and 10 upper floors, with floorplates ranging from 1,700 to 2,500 sq ft.
Two levels will have large private terraces and there will also be a landscaped roof terrace on the 11th floor that will be accessible to all tenants.
At ground level, S1 features a double-height lobby and will provide restaurant or retail space.
The building is situated on the corner of Handyside Street and Canal Reach.
Mirroring its partner, S1 will have a tuff stone facade clad in black volcanic lava stone from Armenia which was a first for buildings of this scale in the UK when S2 was constructed.
Work will commence immediately and completion is expected in 2019.
Sam Williams, project manager, Argent, said: “King’s Cross has established itself as one of London’s most vibrant business districts and provides organisations with an exceptional environment for employees.
“S1 houses the next generation of commercial space at King’s Cross and we anticipate strong interest from occupiers seeking an inspiring and well-connected workplace with a wealth of amenities on their doorstep.”
