Aprirose has appointed Knight Frank to sell Europa, a student accommodation block located between two of Liverpool’s top universities.
The guide price for the 592-bedroom complex is £36.3m, reflecting a net initial yield of 5.25%.
The building is currently let to Nicelock until March 2030. Watkin Jones has guaranteed an annual rent of £2m pa.
Shaun Roy, head of the specialist investment team at Knight Frank, said: “There is a real scarcity of high-quality student accommodation on the market, especially held on fixed lease rather than direct let. Aprirose are capitalising on this fact.”
