Argent and the Greater Manchester Property Venture Fund have finalised a 62,500 sq ft prelet to accountant KPMG at their One St Peter’s Square office scheme in central Manchester.
KPMG has agreed a 15-year lease for the top three floors of the 280,000 sq ft, 13-storey building. It is understood that the firm will pay slightly less than £30 per sq ft.
Demolition of the existing Elisabeth House building on the site is underway and is expected to be completed by April next year, when contractor Carillion will start on site.
Argent’s James Heather said: “We are wholly committed to delivering this building to tie in with KPMG’s deadlines. As the only new-build office scheme within the market, this 280,000 sq ft scheme will offer unrivalled grade A accommodation in an impressive new building, which will redefine standards in the office market and be complete in spring 2014.”
Jonathan Hurst, office senior partner at KPMG in Manchester, added: “One St Peter’s Square will act as the business centrepiece of the regenerated area and an apt home for KPMG in the city.”
Knight Frank acted for KPMG; GVA and Savills acted for Argent/GMPVF.
