Legal & General (L&G) has agreed to forward fund the largest speculative warehouse at Manchester’s Trafford Park in recent years.
L&G has agreed an £11.8m funding package with Commercial Development Projects for the 208,000-sq ft Fusion@Electric Park off Westinghouse Road.
The scheme will also incorporate 8,000 sq ft of offices and amenities.
David Brooks, partner at King Sturge, said: “This is the largest speculative high bay warehouse facility to be developed in Trafford Park.
“Unusually, it incorporates 15m minimum clear headroom, as opposed to 12m, which is standard for speculative buildings.”
The building is being marketed by King Sturge and DGI Davis George at £4.75 per sq ft.
It is expected to be completed by February 2006.
