Orchard Street has fully let Centro Trading Estate in Hemel Hempstead to HEL Group.
The firm, which manufactures laboratory tools for safety, optimisation and scale-up, will occupy 16,000 sq ft on a 15-year lease, at a price of £17 per sq ft.
HEL plans to use the space as its global headquarters and manufacturing hub.
This move follows a refurbishment of the building, delivered by landlord Orchard Street Investment Management, transforming its green credentials, and improving the EPC rating from a C to an A.
