Berkeley is closer to developing its mixed-use redevelopment at Tesco Stores, 272 Kennington Lane and 145-149 Vauxhall Street, SE11, following approval of an initial planning application.
The plans will see a temporary Tesco store erected for a duration of 30 months. They precede a main application seeking consent for a larger mixed-use scheme.
The development will see three buildings of up to 17 storeys providing 571 residential units. Of these, 112 will be affordable rent and 58 will be shared ownership, equating to 30% affordable housing.
It includes a replacement 50,106 sq ft Tesco store, 28,395 sq ft of offices and 12,475 sq ft of flexible commercial space.
The main planning applications states: “The proposed redevelopment will regenerate a large, highly accessible, under-utilised brownfield site in central London for mixed-use development. The redevelopment will create a link to the Oval Gas Works redevelopment site, which has been a large impermeable site for over 150 years.”
Both sets of plans were submitted on 21 June 2018.
The development has been designed by Saunders Architects and GRID Architects. The buildings will be constructed off-site using prefabricated modular techniques. Boyer London advised on planning.
