Lambeth approves Stanhope’s Royal Street life sciences-led scheme

Stanhope has received planning permission from Lambeth Council for a life sciences-led mixed-use scheme located on Royal Street, SE1.

The site in Lambeth is owned by Guy’s & St Thomas’ Foundation.

The proposal for its redevelopment has been brought forth with the support of Guy’s & St Thomas’ NHS Foundation Trust, King’s Health Partners and King’s College London.

Stanhope plans to redevelop the site to create a “new health science district in south London” that will provide office space, restaurants, shops, homes, and laboratory space.

The proposal involves demolishing the existing buildings on site including Canterbury House, Stangate, 10 Royal Street and 20 Carlisle Lane.

The approved proposal for the 5.5-acre site includes building five residential and office blocks ranging from 12 to 16 storeys. The proposal also includes redeveloping railway arches on the site into flexible workspaces, 133 new homes, 43,000 sq ft of retail space and a 7,000 sq ft gym.

The Royal Street site was identified as strategically important as it is close to three of London’s most prestigious teaching hospitals.

The scheme will be referred to the Greater London Authority for stage two approval by London mayor Sadiq Khan.

The approval also includes the Grade II listed sculpture South of the River by Bernard Schottlander, currently outside of Becket House, SE1, on Lambeth Palace Road, being relocated to the corner of Royal Street and Lambeth Palace Road.
