Lambeth Council is set to approve Stanhope’s plans for a mixed-use scheme located on Royal Street, SE1.
The 5.5-acre site located in Lambeth is owned by Guy’s & St Thomas’ Foundation. The proposal for its redevelopment has been brought forth with the support of Guy’s & St Thomas’ NHS Foundation Trust, King’s Health Partners and King’s College London.
The proposal includes the demolition of several existing buildings, including Canterbury House, Stangate House, 10 Royal Street and 20 Carlisle Lane. Stanhope, the foundation’s development partner, plans to redevelop the site to provide office space, restaurants, shops, homes, and laboratory space.
Stanhope’s proposal includes five residential and office blocks ranging from 12 to 16 storeys providing nearly 2m sq ft of space. The proposal also includes redeveloping railway arches on the site, 133 new homes, 43,000 sq ft of retail space and a 7,000 sq ft gym.
The proposal aims to create a “new health science district in south London”. The Royal Street site was identified as strategically important as it is close to three of London’s most prestigious teaching hospitals.
If the scheme is granted approval at the 13 December planning meeting, it will be referred to the Greater London Authority for stage two approval by London mayor Sadiq Khan.
The approval will also include the Grade II listed sculpture ‘South of the River’ being relocated to the corner of Royal Street and Lambeth Palace Road.
