A 90-acre site with around 66 acres of developable land has been offered to the market in Lancashire.
A private family trust is aiming to sell the land, known as Whitebirk Sixty Five, through Matthews & Goodman and Ingham & Yorke.
The site, which is located close to Accrington and around 12 miles from the interchange of the M6 and M61 motorways, is subject to a resolution to grant consent for 1m sq ft of mixed-use property.
Sources say the site is likely to be developed as a mix of research and development, light industrial and distribution space.
