Landlords look to lift flex provision

Two-third of landlords now want to offer flexible workspace in their offices – a potential boon for the three-quarters of flexible office operators set on growing their own portfolios.

Instant Group’s Future of Flex 2022 survey found that half of landlords questioned expect 16% to 25% of their portfolios to be flexible by 2025.

Ten per cent expect to partner with an existing provider, and 18% to lease space to a flex workspace provider, although the largest proportion – 36% – said they would deliver the space themselves

Operators are eager to enter new markets, with 39% looking at city centre expansion and 28% at suburban areas.

Craig Hughes, chief executive of partnerships at Instant Group, said: “It is clear that the momentum behind the flexible office sector continues to gain pace. Given this demand and the opportunity to enhance overall returns, landlords are increasingly considering the role that flexible workspace can have in their portfolio.”
