A £40m landmark office building is being planned for 102-127 Grosvenor Road, Belfast.
Spendlove C Jebb, the plumbing supplies business which operates from the site, has submitted a planning application for the 225,000 sq ft project.
The site had been identified in the Belfast Metropolitan Area Plan as being suitable for a gateway building to mark the western entrance to the city centre.
The Jebb family have also developed outlets for their own business and the new office project is expected to complement their existing property portfolio.
However the project will not commence construction until the Jebb business has relocated this Belfast outlet to an alternative site.
Robert Ditty of agents Osborne King said that because of its proximity to the main bus and rail termini, as well as the city centre, its office space is likely to appeal to many businesses seeking space in Belfast.
