At least three developers have been shortlisted for second-round bids for a five-acre slice of land to the south of London’s Waterloo station.
Canary Wharf Group, Landsec and Stanhope are all understood to be in the running.
The site, which has a price tag of £200m, is being sold by Savills on behalf of Guy’s and St Thomas’ Charity.
The land is to the east of St Thomas’ Hospital (pictured above) on Royal Street and would benefit from a mixed-use scheme, but the charity also wants to include a medical facility on the site.
In September last year, a Guy’s and St Thomas’ Charity spokesperson said: “We are currently looking for a development partner to work with us on the Royal Street site in Waterloo and will be inviting enquiries over the coming months.
“As an independent place-based health foundation, our profits from this development will form part of our endowment, which is used to fund our charitable activities. Over the next decade, we plan to put around £250m into improving health and healthcare in the London boroughs of Lambeth and Southwark.”
Hospital trusts around London have been looking for ways to release land to plough back into infrastructure, but sales are often complicated by access for services, the provision of new medical services and affordable housing.
