Latimer buys Inhabit Leeds residential site

Clarion Housing Group’s development arm, Latimer, has bought the former City Reach site in Leeds, which it will redesign as a residential-led mixed-use scheme.

Latimer plans to invest more than £200m in the project.

Inhabit put the site up for sale in 2018, with consent for 818 build-to-rent homes, 240 for-sale homes, 309 student beds and 9,902 sq ft of commercial space.

The location, on Kirkstall Road, comprises 13 acres of brownfield land.

Under Latimer’s new proposals, up to 35% of homes at the scheme will be affordable.

Latimer outlined its ambition to create a “thriving community alongside retail units”, as well as “space for creative industries and leisure facilities”.

A cultural centre and facilities for local artists will be designed as part of the future plans, along with public realm and improved access to the waterfront and across the River Aire to the Leeds and Liverpool Canal.

Its designs for the homes will “support home working” and reflect the need for public and private outside space.

Work on site is expected to begin in early 2021 with site remediation and submission of a revised planning permission.

Richard Cook, group director of development at Latimer, said: “We want to deliver a high-quality, mixed and sustainable community which sets a new benchmark for the provision of affordable homes in Leeds, with private outside space for residents alongside public open spaces, employment opportunities and car-free access to the city centre.”
