Law firm takes fund manager’s former Edinburgh HQ

A law firm has taken fund manager Baillie Gifford’s former Edinburgh HQ in the city’s largest office letting so far this year.

Lawyer Anderson Strathern has signed up for the whole of 1 Rutland Court in the Exchange District.

The 38,712 sq ft (3,569 sq m) scheme forms part of the main crescent of the West Approach Road.

Rutland Court has been on the market since 2001 when Baillie Gifford signed a prelet for 106,000 sq ft at Pillar Property and Parlison Property’s Calton Square in the city centre.

Anderson Strathern will relocate from offices in North Castle Street, where it has been based for the past 200 years, in early summer 2004.

Hugh Rutherford of Montagu Evans, who is advising the lawyer, said: “Within the city centre, the legal profession has been leading the way with nine significant transactions confirming the move from period accommodation to modern open plan space.”

The lawyer’s current offices have been sold for an undisclosed sum and will be converted for residential use.

Montagu Evans acted for Anderson Strathern and Ryden acted for the purchaser.
