Leeds enjoys treble regeneration success

Three major regeneration schemes in Leeds have all made significant progress this week.

Simons Estates has won outline consent for its £60m mixed-use City Walk scheme on a 2.43ha (six-acre) site to the south of Leeds city centre. The proposed scheme comprises 200,000 sq ft of offices, a 257-bedroom Bewleys’ hotel, as well as 241 one and two bedroom flats which will be builtby Redrow. Simons plans to build 60,000 sq ft of the office element on a speculative basis.

Simons’ project director Mark Newton said: “Our decision to begin the speculative development shows our confidence in the scheme’s viability as a place for long-term investment.” Construction is expected to begin in December.

Consent has also been granted for a 362-flat scheme at Berkeley subsidiary Crosby Homes’ £100m Berkeley Clarence Dock. Plans for the dock include 170,000 sq ft of offices, a total of 600 flats, and 25,000 sq ft of shops. Construction is expected on site in the New Year, with completion in 2004.

Evans of Leeds and Caddick Developments can also celebrate following the Department of Transport, Local Government and the Regions’ decision to give the all-clear for their 700 -unit Victoria Embankment affordable housing scheme on a 2.4ha (six-acre) site by the River Aire.

Evans’ Philip Turner said: “The scheme is on target for consent before Christmas, when we finalise 106 considerations on how to phase the new-build relative to the refurbishment of listed buildings.”
