Leeds gateway site offered for redevelopment

A prominent gateway site in Leeds could soon be redeveloped as a flagship mixed-use scheme.

The 0.68ha (1.7 acre) Claypit Lane site will be offered to the market following owner Ventura’s decision to demolish the site’s existing offices and move most of its staff to the Dearne Valley.

Bids for the redevelopment must be submitted by mid-January, when a shortlist of preferred developers will be drawn up.

Charlie Wardroper, director at Weatherall Green & Smith, which is advising Ventura, said: “We don’t want to be too prescriptive about what goes on the site but we think the planners will want a high-density, high-rise, mixed-use statement building, as this site is in a prestige development area.”

Wardroper believes the site, which is located to the north of the city centre, will appeal to owner-occupiers as well as developers. “Anything goes on this site in terms of mixed-use development. The purchaser will have a blank page to come up with something really exciting.”

Ventura will transfer remaining staff to an adjacent building on the site, the 8,825 sq m (95,000 sq ft) Providence Works scheme, which is due for refurbishment.
