Build-to-rent developer Platform_ has moved forward with its proposals for an eight-acre development site south of Sweet Street West in Leeds, which it bought from Burberry last year.
The site previously housed the Kays Catalogue warehouse, which was demolished in 2008. It is located within the South Bank area of the city, which is currently undergoing regeneration. Projects are currently being brought forward by developers including Caddick and McLaren.
A hybrid application, comprising full and outline plans, was lodged to Leeds City Council by Zerum on behalf of Platform_. Full plans propose for the construction of a 15-storey tower, totalling 451 flats, 50% of which will studios or one-bedroom flats.
The tower, designed by DLG Architects, will also feature a gym, lounges and workspaces. The ground floor of the building will also provide retail or leisure facilities. There will be 50 car-parking spaces and cycle storage for 451 bicycles.
Full plans also seek approval for a new pavilion building, an extension to the existing pub and an eight-storey building providing 159,984 sq ft of office space.
Outline plans seek permission for up to 900 new homes, 75,347 sq ft of workspace and 2,175 sq ft of commercial floorspace. No details were set out for the outline planning application as Platform_ is seeking flexibility to allow the remaining plots within the masterplan “to be responsive to the evolving market” and reflect the appropriate balance of residential and commercial uses.
Platform_ and its parent company Westrock have been in discussions with the council over these proposals since November 2020.
If approved, the developer will start construction in early 2023, with completion expected in 2026.
